Hallmark Construction, Inc. was retained by Buttner Properties for a $3.5 million renovation of a 2-story wood frame building in downtown Oakland on 20th Street near Grand Avenue. The 15,000 sf building was originally built in 1921 and underwent complete shell and tenant improvement renovations and a seismic upgrade. The project is designed to accommodate one or multiple tenants.
This construction project included removing two sides of the building as part of the seismic upgrade. The framing members were reused as blocking which reduced construction debris going to a landfill.
Additional upgrades included high-end millwork and cabinetry as well as bamboo flooring utilizing FSC certified wood, glazing on windows and skylights. The project also called for the installation of elevators, built-up roofing, new plumbing, electrical and HVAC improvements that improve air quality through use of low emitting materials and maximized energy efficiency.
Hallmark prepared the documentation to be submitted to the U.S. Green Building Council for Leadership in Energy and Environmental Design (LEED) certification which resulted in this building being awarded LEED® certification status.
